Can I apply for a real estate salesperson's license without a sponsoring broker?
Yes. You can take the state test without a sponsoring broker but you will need a sponsoring broker before you can act as a licensed agent.

I understand there are 210 "Pre-License" hours required to be eligible to take the real estate salespersons state test. Do any of my college credit hours apply toward these hours?
Yes. You will need to submit a copy of your college transcript along with the "Application for Document Evaluation" (you will find this form on our home page under the "Forms" tab) to the Texas Real Estate Commission. The commission will evaluate the transcript for possible credit towards the 210 hours. In most cases you will receive 60 hours credit towards the "Related" portion, leaving you only having to take the mandatory courses (Principles - 60hrs, Law of Agency - 30hrs, and Law of Contracts - 30hrs) and one additional core course.

After I am a licensed real estate agent will I need any future education in order to keep my license?
Yes. You, or your sponsoring broker will receive a license renewal notice from the Texas Real Estate Commission prior to your license renewal which will indicate your education requirements. A Salesperson licensed PRIOR to 01/01/2006 must complete 30 CORE hours every year for the first 3 years of licensure. A Salesperson who made application ON OR AFTER 01/01/2006 must complete 60 CORE hours for their first renewal. Active Salespersons who are not subject to SAE requirements are required to complete MCE for an active license renewal. The MCE requirement is 15 hours, of which 6 hours must be in legal topics.

How do the state agencies know I have satisfied my license renewal requirement?
For 30 or 60 hour real estate, inspection, and appraisal students, it is YOUR responsibility to submit proof to the appropriate state agency. MCE real estate course completions and irrigation CEU's will be submitted to the appropriate state agency by the educational provider.

What is the difference in "online testing" and "proctored testing"?
Students who have enrolled in a course with online testing will receive an email with their username/password as well as a link to the online testing site. Online testing offers students a more convenient method in completing their quiz and final exam. Students can complete their quiz and final exam from any computer as long as they have the link that was emailed to them. In addition, once the final exam is completed, the results will be provided immediately and the student will have the option of printing their certificate or having it mailed to them.
A proctored test is where the final exam is sent to a third-party person and the student completes the final exam at the proctor's location. The main purpose of the proctor is to verify the student's identity and to monitor the student while they are completing their exam. Please contact us to verify proctor qualifications. Once the final exam is completed, the proctor will mail it to the University in the provided postage paid envelope. Provided that the student successfully passed the final exam, the University will mail a certificate to the student. Fax service is also available.

I have completed a course and need my Certificate of Completion ASAP. What can be done?
Students who have enrolled in a course with online testing are able to print out their Certificate of Completion once they have successfully completed their final exam. Express grading and fax service is available upon request to students who have enrolled in a course with proctored testing.
