COURSE DESCRIPTION: This course features an introduction to the nature of the real estate market with descriptions of different types of ownership, financing, and income tax laws. It includes an analysis of the various types of real estate investments, including the most up-to-date information and market conditions. The textbook utilized in this course will help students make the leap from understanding a concept to knowing how to put that concept into practical use.
In addition, utilizing an effective blend of theory and practice, this course will help students navigate potential investment opportunities in the real estate market. The textbook is divided into two major sections: Principles and Practices of real estate investment and describes the various opportunities existing for real estate investors. The course will explore investment trends, tax laws, regulations, and market conditions. No pre-requisite.
Students will receive a textbook for the course, which sets our real estate program apart. The textbook (written by TREC approved instructors) has proven to be an invaluable tool to continuing education students, and will become an integral part of your professional reference library. Course materials are shipped via UPS Ground; therefore, to avoid shipping delays, please provide a physical address on your registration form (no PO boxes).

**New** TREC rules which which became effective 9/1/17 indicate that the final exam must be proctored. You may choose from one of the following exam delivery methods. Please read each one carefully to ensure that you register for your preferred method.
EXAM DELIVERY METHODS:
Exam Option #1 - PROCTORED ONLINE FORMAT: (Please note that this is a new format than what has previously been offered)
Students will complete the coursework online. Once all coursework is complete, you will then either:
(a) designate a proctor to administer the closed book final exam; or
(b) schedule a date/time to complete the final exam at our office in Canton, Tx.
Exam Option #2 - C.E.L.I. OFFICE Students will schedule a date and time to come to our office in Canton, TX to complete the coursework and final exam.
WHAT IS A PROCTOR?
A proctor is an approved person that administers an exam and agrees to fulfill the proctor responsibilities required by the Texas Real Estate Commission (TREC). The proctor will verify a student's identity and will ensure that academic integrity guidelines are followed during the exam. Per TREC rules, a proctor must be one of the following: (1) employee at an official testing or learning/tutoring center; (2) librarian at a school, university, or public library; (3) college/university administrator, faculty, or academic advisor; (4) clergy affiliated with a specific church, temple, synagogue, or mosque; (5) an educational officer of a military installation or correctional facility; or (6) notary public. You may also choose to complete your exam at our office in Canton, TX.
NOTE: Per TREC rules, a student is allowed 2 opportunities to pass the final exam. If a student fails the exam, they may retake the exam only once after waiting at least three days.
