Steps To Getting a Texas Real Estate Sales Agent License
Texas Real Estate License Requirements
If you're interested in becoming a real estate sales agent in Texas or renewing your Texas real estate sales license, it's important to know what steps to follow. We have laid out the basic 5 steps needed to get your license. Along with the below steps, it's important that you are also:
- 18 years old or older
- A United States citizen or legal resident
- Follow Texas Real Estate Commission's (TREC's) standards for honesty, trustworthiness, and integrity.
- Consider requesting a Fitness Determination before applying for the license. Prospective applicants who have prior criminal offenses, unpaid judgments, etc. should consider this step before paying to take courses or filing an application to find out if they are eligible to become licensed.
1. COMPLETE THE REQUIRED COURSES
TREC Requires the Completion of 180 Hours / 6 Courses
The following six courses must be completed to be eligible to take the state licensing exam:
⮚ Principles of Real Estate I
⮚ Principles of Real Estate II
⮚ Law of Agency
⮚ Law of Contracts
⮚ Promulgated Contract Forms
⮚ Real Estate Finance
Approximate time: 3-6 weeks, it all depends on you!
2. FILE YOUR APPLICATION
Complete All Required Information
Complete the “Application for Inactive Real Estate Sales Agent License” on TREC’s website. You will also be provided with instructions on submitting your course certificates.
Approximate time: 7-14 business days
3. TREC Eligibility & Exam Reservation
You Must Wait for TREC Notification
You will receive an eligibility letter from TREC once your application has been approved. This letter will include your unique TREC ID #. The eligibility letter will provide you with detailed instructions for making an examination reservation. Your TREC ID # will be required.
Approximate time: 7-14 days
4. Background Check & Fingerprinting
A Background Check and Electronic Fingerprint is Required
Any person applying for a sales agent or broker license must be fingerprinted for TREC and pass a background history check before a license will be issued. Your eligibility letter will provide you with instructions on making a reservation for this. Your TREC ID # will be required.

5. Exam Prep
Study, Study, Study!
If you have not registered for our exam prep, now is the time to do so! In addition to completing the exam prep, you should review any notes that you have taken, paying special attention to any areas you may have been weak in. The benefit to completing our program is that you have your textbooks to help you prepare for the licensing exam!
Approximate time: Allow plenty of time for review before your exam date.
