Once a real estate inspector receives their license and starts working, there are many things that they can do as an inspector and some of them that are mandatory to fulfill the job. Here are some of the core duties and responsibilities:

The Inspection


This is the most basic and core job of the inspector. Like we mentioned before, there are a great number of things that a real estate inspector needs to look for and have the knowledge to be able to give an accurate report to whoever hired them.



The real estate inspector will dedicate part of their time creating detailed reports about the property. Each report will have every grain of information that was observed while performing the job. Of course, there are things that might be left out due to the simplicity of the task. A nail on the wall is not worth noticing if the house will receive paint and a slight uplift. On the other hand, a wall with severe water damage has to be recorded with details because that can be a deal-breaker.

Coordinate Solutions


Once the inspection is done, the real estate inspector communicates the problems to the contractor, realtors, potential buyer, or homeowner to help coordinate the potential repairs and any other thing that might be needed to get the property to the highest standard and be able to sell it. Amongst these arrangements, you could potentially be looking at contacting carpenters, electricians, plumbers, and HVAC specialists.
