WORK AS A REAL ESTATE INSPECTOR!

There’s no doubt that the real estate industry is an ever-moving machine that does not stop. No matter where you go, there will always be people looking to buy or sell their property, and this is where a real estate inspector is needed.

Home inspections are one of the most important steps when it comes to buying or selling a home. The initial job of a real estate inspector is to examine the property and building in search for damages, systems that are malfunctioning or not functioning at all, if there’s any areas that need repairs, and more; all this to make sure that the deal before selling the property is as clear as it can be.

Here are some of the things that real estate inspectors look for:

Structure-5f43f39e7171b

Structure

A real estate inspector will look at foundations, structural walls, attics, and other vital parts of the home to make sure that there’s no mold, water damage, or other damages to the integrity of the building.

Electrical-System-5f43f39881576

Electrical System

This part of the inspection will note the state of every appliance in the property. This helps make sure that everything is operating properly and that every item is grounded the way it’s supposed to. The locations for fire, smoke, and carbon monoxide detectors are also taken into account in the inspection.

plumbing-5f43f39be850f

Plumbing

For plumbing, it is wise to check all the pipes, drains, vents, and waste systems to make sure that there are no leaks that could jeopardize any of the structural pieces of the property or that can incur in future expensive projects.

Exterior-details-5f43f39996919

Exterior Details

A thorough inspection of the outside of the structure may reveal that the walls or seams between frames and windows need caulking or a rework to avoid future damage. Cracks in walls and the state of the garage doors are also noted.

Roof-5f43f39d32c71

Roof

The roof is one of the most important protectors of a building or home. The roof is closely examined to corroborate the integrity of the structure, shingles, or tiles. While this happens, the gutters and drains are tested and the skylights and chimneys are considered for proper sealant.

Appliances-HVAC-Units-5f43f39767608

Appliances & HVAC Units

An HVAC unit can run in the tens of thousands of dollars and it’s something that should be considered and checked thoroughly. Other appliances like the water heater and separate furnaces and other systems are also checked.

Interior-5f43f39ab19d8

Interior Structure

These are small items that although they can be more easily fixed than other problems, they can rack up quite some money if not considered in the state of the property — a building with too many of these small problems can break a deal so they should be considered. Here are some of the items:

  • Closets
  • Staircases
  • Counter
  • Cabinetry
  • Windows
  • Doors

The Inspector is someone that has the general knowledge and knows how things should be working inside a home or a building to make sure that the buyer is not walking into a money-draining deal and also to alert the seller about the possible problems that the home may be having. There’s not much to be done if someone decides to call off a buy due to the condition of the property but at least the real estate inspector could also help the seller to improve the chances of selling the property by telling them what they need to fix before putting the property on the market.

CORE RESPONSIBILITIES FOR A LICENSED REAL ESTATE INSPECTOR

Once a real estate inspector receives their license and starts working, there are many things that they can do as an inspector and some of them that are mandatory to fulfill the job. Here are some of the core duties and responsibilities:

The Inspection

This is the most basic and core job of the inspector. Like we mentioned before, there are a great number of things that a real estate inspector needs to look for and have the knowledge to be able to give an accurate report to whoever hired them.

Reports

The real estate inspector will dedicate part of their time creating detailed reports about the property. Each report will have every grain of information that was observed while performing the job. Of course, there are things that might be left out due to the simplicity of the task. A nail on the wall is not worth noticing if the house will receive paint and a slight uplift. On the other hand, a wall with severe water damage has to be recorded with details because that can be a deal-breaker.

Coordinate Solutions

Once the inspection is done, the real estate inspector communicates the problems to the contractor, realtors, potential buyer, or homeowner to help coordinate the potential repairs and any other thing that might be needed to get the property to the highest standard and be able to sell it. Amongst these arrangements, you could potentially be looking at contacting carpenters, electricians, plumbers, and HVAC specialists.

Assistance

The real estate inspector works directly with the clients through the process and transparency is the main tool to be used. Clear information is essential for the client to know what they need to do to the property in order to fix the current problems to be able to sell.

SKILLS YOU NEED!

Avid Communication

A licensed real estate inspector will be talking to potential clients a lot to generate leads and pave your way to get more work as well as communicating with your current clients to report the situation on the current projects and inspections — if you don’t like talking to people at all, this could be a problem.

Technical Knowledge & Expertise

When it comes to performing the job, a licensed real estate inspector follows a set of rules and guidelines that are established procedures. However, an efficient inspector needs to know about engineering and other industries to be able to accurately express the roots of the problems.

Attention to Detail

A real estate inspector will spend hours observing different sections of a property to make sure that nothing is overlooked. The main reason for needing to be detail-oriented is that small mistakes in not acknowledging a problem can cost the future buyer a lot of money.

Data Entry

Creating and documenting all the information during and after the inspection is crucial to keep open channels of communication and avoiding having to go back to a job site to inspect again to be able to communicate the problem.

Customer Service

A real estate inspection can be a confusing process for the person who hires a licensed real estate inspector. There’s a lot of information that you as an inspector need to communicate to someone that might not be so keen on hearing problems that they may be having. You need to be able to connect with your clients, build rapport, and address the problems while keeping the interaction smooth and moving forward.
