Complete Required Education & Training Courses

The Texas Real Estate Commission (TREC) requires all home inspectors to complete a minimum of 120 hours of approved classroom education and training. This coursework must include 30 hours of mandatory courses, such as:

  • Professional Standards of Practice
  • Structural Systems
  • Environmental Systems
  • Electrical Systems
  • Other Systems

In addition to these courses, you must also complete 90 hours of elective courses. Your approved coursework must be completed at an accredited institution and must be reported to the TREC.

Pass the Home Inspector Exam

After you’ve completed your approved coursework, you must pass the TREC-administered home inspector exam. This exam is composed of 100 multiple-choice questions and must be passed with a minimum score of 70%.

Obtain a Home Inspector License

Once you’ve passed the home inspector exam, you can apply for a license. To do so, you must submit an application to the TREC and pay a $200 licensing fee.

Maintain Your License

The TREC requires home inspectors to renew their licenses every two years. To do so, you must take and pass the TREC-approved Continuing Education course. This course must be completed before your license renewal due date.
