How to Become a Texas Real Estate Agent – Continuing Education for Licensing, Inc.

The real estate business comes with a lot of flexibility and an attractive market. Although the steps to starting a real estate career are similar in the majority of the states, there are a few points unique to each state. If you are considering becoming a real estate agent in any city in Texas, you will need to earn a Texas real estate license. To get started, you need to be at least an 18-year-old U.S citizen or lawfully admitted immigrant. Here are four steps to getting the Texas real estate license and becoming a licensed agent:

Pass the Texas Real Estate Commission (TREC) Background Check

The Texas Real Estate Commission is responsible for processing real estate applications and approving one’s eligibility. Prior to applying for a license, the Commission needs to determine whether you meet its Integrity Standards, also called fitness requirements. To know if you meet these TREC qualifications, you need to request a Fitness Determination, submit your fingerprints for review, and pass a background check.

Submit Forms and Pay Fees to TREC

Once you have completed your required education hours and are ready for the exam, create an account with the TREC to complete an application for a First Time Sales Agent License. Submit your application receipt, your real estate course certificates, and all education documents to TREC. To apply for an active license to practice, you must arrange for a Texas real estate broker with an active license to sponsor you.

You and your sponsor will both need to complete an online sponsorship request. However, you can apply for an inactive license and submit the sponsorship form later. You can download these forms at www.trec.texas.gov, or complete the process online at https://mylicense.trec.texas.gov/datamart/mainMenuTXREC.do.

Schedule, Prepare and Take Your License Examination

After TREC approves your application, it will direct you to obtain a Candidate Handbook and schedule your national/state license exam. The Texas Real Estate Exam handled by PearsonVUE can be taken online. You have one year from the date your application is filed to pass the examination, or the application will expire. In order to pass your test, you will need to get a score of 70% or higher. After passing the exam, you will receive your Active or Inactive Salesperson License from TREC via email.
