Texas Real Estate Broker License Requirements

If you're interested in becoming a real estate broker in Texas, it's important to know the requirements and what steps to follow. We have laid out the basic 5 steps needed to obtain your Texas real estate broker license:

1. COMPLETE THE REQUIRED EDUCATION AND SATISFY THE EXPERIENCE REQUIREMENT

TREC Requires the Completion of 900 Hours

EDUCATION: TREC requires that you have a total of 900 hours posted on your TREC licensing record. You must have a 270 hours of qualifying real estate courses, including the following mandatory courses: ⮚ Principles of Real Estate I

⮚ Principles of Real Estate II
⮚ Law of Agency
⮚ Law of Contracts
⮚ Promulgated Contract Forms
⮚ Real Estate Finance

⮚ Real Estate Brokerage (must be completed not more than two years before application date)

In addition, an additional 630 hours in related qualifying courses or approved Continuing Education (CE) is also required.

You may request to be placed on our broker’s program. By being placed on our broker’s program, you will receive discounted registration fees as well as an educational plan for you to complete your courses.

NOTE: A bachelor’s degree or higher from an accredited college or university will satisfy all of the related education requirements for a broker license.

EXPERIENCE: TREC requires that you also have at least four years’ active experience as a licensed real estate sales agent or broker during the 60-month period preceding the filing of the application. Your experience must total 3600 points and be reported on the “Qualifying Experience Report for a Broker License Form”. You must also include a transaction identification list for each transaction claimed on the experience report.

Approximate time: Minimum of 3 days per course.  It all depends on the number of classes you must complete and your determination!

2. FILE YOUR APPLICATION

Complete All Required Information

Complete the “Application for Broker License by an Individual” on TREC’s website.

3. TREC Eligibility & Exam Reservation

You Must Wait for TREC Notification

You will receive an eligibility letter from TREC once your application has been approved. This letter will include your unique TREC ID #. The eligibility letter will provide you with detailed instructions for making an examination reservation. Your TREC ID # will be required.

4. Background Check & Fingerprinting

A Background Check and Electronic Fingerprint is Required

Any person applying for a sales agent or broker license must be fingerprinted for TREC and pass a background history check before a license will be issued. Your eligibility letter will provide you with instructions on making a reservation for this. Your TREC ID # will be required.

5. Exam Prep

Study, Study, Study!

If you have not registered for our broker’s exam prep, now is the time to do so! In addition to completing the exam prep, you should review any notes that you have taken, paying special attention to any areas you may have been weak in. The benefit to completing our program is that you have your textbooks to help you prepare for the licensing exam!

Approximate Time: Allow plenty of time for review before your exam date.
