Three Levels of Home Inspector Licensure

A real estate inspector is someone who has the necessary licensure to perform a property inspection prior to the final steps in a real estate transaction. In Texas, the Texas Real Estate Commission (TREC) issues three different types of licenses for home inspectors, including Apprentice Inspector, Real Estate Inspector, and Professional Real Estate Inspector.

Apprentice Inspector

As you probably guessed, an apprentice inspector is someone who has an entry-level license. They are required to train under direct supervision of a professional real estate inspector. After gaining the appropriate amount of experience and completing other educational requirements, they will be allowed to take the Real Estate Inspector exam.

Real Estate Inspector

This level of home inspector licensure is an intermediate level. You will need to meet the requirements for apprentice inspector, as well as complete the required courses for continuing education. Once these requirements have been met, you will need to take the exam and then continue to work under a professional real estate inspector with indirect supervision.

Professional Real Estate Inspector

This is the highest level of licensure that you can obtain in the state of Texas. As with the two previous levels of home inspector licensing, you will need to hold the status of real estate inspector, complete required education classes, and pass an exam. Once you receive your professional real estate inspector license, you will no longer be required to have sponsorship by another license holder in order to perform an inspection.
